How it works

What a real claim looks like

Day 1 of missed rent: tenant doesn't pay on the due date. You file a claim from your dashboard.

Day 5: claim approved. We send you the contracted rent via Stripe transfer.

Day 6 to 30: we contact the tenant, set up a payment plan if possible, or escalate to eviction.

Day 30 to 90: if the tenant doesn't cure, we file eviction with our local attorney. We continue paying you monthly until the unit is re-leased.

After eviction: we place a new tenant at no extra placement fee. Your cash flow never broke.

Is this insurance regulated by my state?
No. DoorStopper Insurance is a contractual rent payment guarantee offered directly by DoorStopper, not a regulated insurance policy. Full disclosure is on our /legal/insurance-terms page. We are evaluating partnerships with licensed insurers for a future regulated product.
Who is eligible?
Landlords with rentals in AZ, TN, or CA whose tenants pass our screening: 620+ credit score, verified employment, and 2.5x income-to-rent ratio. Stricter terms apply for borderline credit scores.
When are you on the hook to pay?
If a tenant misses rent and the missed payment is still outstanding 5 days past the due date, you file a claim from your dashboard. We approve and pay within 5 business days of approval.
How does eviction work?
Once a claim is approved, we coordinate the eviction filing through a local attorney we work with in your state. Legal fees are covered as part of the policy.
What is the coverage cap?
Up to 6 months of contracted rent per policy term, or 3 months for tenants with credit scores between 620 and 680.
Can I cancel anytime?
Yes. Cancel from your dashboard. The policy stays active through the end of the current paid period.
Is my premium refundable if I never file a claim?
No. The premium pays for the guarantee even when never used, similar to any rent guarantee or warranty.
What happens during a claim and replacement?
We pay you the missed rent, file eviction if needed, and place a new tenant at no additional placement fee. You keep continuous cash flow.
