DoorStopper Insurance is not a regulated insurance product. It is a contractual rent payment guarantee offered directly by DoorStopper, Inc. We are not a licensed insurance company in any jurisdiction. The premium you pay is consideration for our contractual promise to advance rent on your behalf if a placed tenant defaults, subject to the terms below. Read these terms carefully.
DoorStopper Insurance ("Program") is a contractual rent payment guarantee offered by DoorStopper, Inc., a Delaware corporation ("DoorStopper," "we"). It is sold as a monthly add-on to any DoorStopper subscription and may be bundled into specific subscription tiers as noted on the pricing page.
For each enrolled rental property, DoorStopper agrees to advance the contracted monthly rent to the landlord if the tenant placed by DoorStopper fails to pay rent and the missed rent remains outstanding more than five (5) calendar days past the due date, subject to the eligibility, exclusions, and coverage caps set out below.
Insurance products are regulated by state insurance commissioners. DoorStopper is not licensed as an insurer or surety in any state. The Program is structured as a service-level guarantee within our platform agreement, not as a policy of insurance. We are evaluating partnerships with licensed insurers to offer a regulated alternative in the future. If or when we transition to a licensed underwriter, we will notify enrolled customers in writing prior to any change in coverage terms.
To enroll a property in the Program, all of the following must be true:
Stricter coverage caps apply for tenants with credit scores between 620 and 680 (3 months of rent instead of 6).
The maximum total payout per policy term is the lesser of (a) six (6) months of contracted monthly rent or (b) the coverage limit shown on the policy at enrollment. For credit scores between 620 and 680, the cap is three (3) months. Once the coverage cap is reached, no further payouts will be made under that policy.
The Program does not cover any of the following:
To file a claim, log in to your DoorStopper dashboard and complete the claim form at /dashboard/insurance/claim/new. We will review and respond within five (5) business days of submission. If approved, payment to you will be made within five (5) business days of approval via Stripe transfer or other electronic method.
By accepting a payout, you assign to DoorStopper your right to collect the missed rent from the tenant. We may pursue collections, file eviction in your name, and retain any amounts recovered. You agree to cooperate with reasonable requests for documentation, court appearances, or other actions necessary to pursue recovery.
You may cancel the Program at any time from your dashboard. Cancellation takes effect at the end of the current paid period. Premiums already paid are non-refundable. Coverage ends at the cancellation effective date; we will not pay claims for missed rent occurring after that date.
DoorStopper's total liability under the Program for any policy is capped at the coverage limit shown on the policy at enrollment. Under no circumstances will DoorStopper be liable for any indirect, incidental, special, consequential, or punitive damages, even if advised of the possibility.
DoorStopper may modify these terms at any time on a forward-looking basis. Material changes will be communicated to enrolled customers at least thirty (30) days before they take effect. Continued payment of premiums after the effective date constitutes acceptance.
These terms are governed by the laws of the State of Delaware. Any dispute arising out of or relating to the Program will be resolved by binding arbitration administered by the American Arbitration Association under its commercial rules. The seat of arbitration is Wilmington, Delaware. The arbitrator may award any relief that a court could award. Notwithstanding the foregoing, either party may bring a small claims action.
